How We Price Roofing Work

Every job at Brennan Roofing is priced one way: a free written estimate, specific to your roof, before any work begins. No hourly rates, no plans to sign up for, nothing to join. We look at the actual job, put a number on paper, and hand it to you. That number is the price.

The reason we work this way is straightforward. A roof is not an oil change. Two houses on the same street can have completely different jobs underneath a similar leak. An hourly rate on that kind of work punishes the homeowner when the job gets complicated. A written job-based estimate puts the risk where it belongs – on us – and gives you something solid to say yes or no to before a single nail comes out.

What a Visit Actually Costs You to Find Out

When we come out, a background-checked, uniformed technician walks the roof, looks at the problem areas, and takes notes. You get a written price that covers the specific work your roof needs. The visit typically runs under an hour for most repair and inspection calls. At the end of it, you have a number on paper and you are free to say no, think it over, or get another opinion. We do not pressure, and we do not follow up with a countdown. The estimate is yours to keep either way.

When People Usually Call Us

Storm season brings most of the emergency calls. A hard rain will find a flashing that was borderline for two years, and suddenly it is not borderline anymore. If water is moving inside the house, that is the call to make first.

Late spring through early fall is when planned replacements and larger repairs tend to happen. The work needs dry weather and a full crew, and scheduling is easier when you are not racing a cold front. Homeowners who noticed something during winter and filed it away under “deal with it in spring” – that is a real category of customer, and we get those calls regularly starting around May.

Fall brings a different set of concerns. Gutters packed with debris, flashing that took a beating over summer, and the pre-winter check – did anything shift, open up, or come loose that is going to matter in January. Those are all reasonable things to have looked at before the weather turns, and an inspection call in September or October is exactly the right time for it.

Yes – no charge, no catch, no obligation. A technician comes out, inspects the work, and hands you a written price. You are free to walk away from it. We have done this since 2000 because a homeowner who feels pressured into a signature is not a customer we want to start a job with.

Do you offer financing or a monthly plan?

No, and that is a deliberate choice. We price each job off a free written estimate – one price, for one specific job, on paper before anything starts. There are no payment plans, no subscriptions, and no membership tiers to sort through. The estimate is the mechanism, and it keeps the whole transaction straightforward.

Can I combine two offers?

One offer per household per visit. The 10% first-service discount applies to your first completed service visit, and the written pricing and guarantee apply to every job regardless – those are not offers, they are just how we work. If you have a question about what applies to your specific visit, call us and a live person will sort it out with you directly.

Does the price change once you’re on-site?

No. The written estimate is the price. If a technician gets up on the roof and finds something beyond what was quoted – a structural issue that was not visible from the ground, for example – we stop, explain what we found, and give you a new written price before touching anything additional. The original number does not quietly expand on the invoice.
