GAF flashing replacement in Los Angeles typically runs $380 to $760 installed, depending on the flashing type, roof pitch, and access. Most homeowners discover the problem after a rain, when a ceiling stain shows up in a corner or the telltale drip starts under a window. By the time the water’s inside, the flashing has usually been quietly failing for months.
Flashing is the metal that bridges the gap between your shingles and anything that pokes through your roof: chimneys, skylights, vent pipes, valleys, and the edges where roof meets wall. When that metal corrodes, pulls loose, or was installed wrong from day one, water wins. And in Los Angeles, it’s not just rain you’re fighting.
Which GAF Models This Applies To
GAF flashing works across the Timberline line, including the Timberline HDZ, Ultra HD, and Natural Shadow series. The key thing to understand is that GAF doesn’t make “one size fits all” flashing. The company specs different flashing profiles and widths depending on the roof-to-wall intersection, the pipe diameter, and whether you’re on a valley or a ridge. If our crew shows up with a 4-inch step flashing and your old GAF install used 6-inch, we can’t just bend what we have and call it good. The lap pattern has to be right or water tracks sideways under the next course.
Here’s a gotcha most people don’t know: GAF’s warranty documentation on flashing is tied to the shingle system, not the metal itself. If the flashing wasn’t installed to GAF’s published spec, your shingle warranty won’t cover the leak at the penetration point. We see this constantly across Los Angeles with older homes that got a reroof in the late 90s and early 2000s, when crews were moving fast and using whatever flashing was on the truck. The shingles look fine from the street. The flashing underneath tells a different story.
One more thing worth knowing: you can go OEM GAF flashing or a quality aftermarket equivalent from a line like Gibraltar or Berger. For most LA homes, the aftermarket 28-gauge galvanized steel flashing performs identically, and we’ve installed thousands of feet of it. But there are a few GAF-specific trim profiles where the OEM piece seats cleaner. Signs Your GAF Flashing Replacement Is Failing
- Ceiling stains in corners or wherever walls meet rooflines. This is the classic step-flashing failure. Water gets behind the flashing where the roof pushes against a wall, then runs down inside the wall cavity and shows up as a discolored patch near the ceiling. By the time you see it, the sheathing behind it is already wet.
- Gaps or lifted flashing at the chimney base. Los Angeles gets enough wild swings between hot sun and cool nights that chimney flashing pulls away from the mortar over time. The sealant cracks, the metal opens up at the corners, and water sneaks in during the first solid rain.
- Rust streaks or visible corrosion on exposed metal. If you can see rust, the flashing is close to done. Salt air near the coast and the constant UV beatdown inland both accelerate it. Galvanized flashing in LA’s coastal zones typically lasts 15 to 20 years before the zinc layer breaks down enough to matter.
- Shingle edges lifting or curling right at a pipe or skylight. That’s often the flashing underneath pushing up as it warps. The shingle is just following the metal. If it’s lifting at the base of a vent pipe, the rubber boot around the pipe has probably cracked too.
- Dampness on interior walls below a skylight after rain. This usually means the skylight curb flashing has failed at the seam where it meets the shingles. Skylights are the most common flashing retrofit we do in Los Angeles, and the failure point is almost always the same: the original install used caulk to bridge a seam instead of properly lapped metal.

- Pipe boot flashing: $180 to $320 (single pipe, including new boot and reseal)
- Step flashing replacement: $350 to $600 (per wall or dormer side, including shingle lifting and re-nailing)

You can do a visual check yourself with a ladder and a pair of binoculars. Look for rusted metal, lifted edges, cracked sealant, and shingles that don’t sit flat at the penetration points. That’s safe and smart. What you shouldn’t do is climb up on a roof with a caulk gun and try to beat a failing flashing back into submission. Caulk is not flashing. It never has been, and it never will be. Galvanized GAF flashing lasts 15 to 20 years in most Los Angeles conditions, but coastal salt air can cut that to 10 to 12 years if the metal is exposed. Aluminum flashing lasts longer, 25 years or more, but it’s more common in valley and wall configurations than at pipe penetrations. If your home is coastal or your flashing is original to a reroof from 2005 or earlier, it’s likely due for replacement now rather than later. Small cracks at pipe boots can sometimes be sealed, but once flashing has lifted, corroded, or separated at a seam, repair is a coin flip. In our experience in Los Angeles, patching buys a season or two, not a decade. If the metal is still solid and only the sealant has failed, a reseal makes sense.
