Atlas Underlayment & Deck Repair: The Los Angeles Owner’s Guide
If your Atlas underlayment or roof deck has failed, we stock and install Atlas-compatible underlayment and decking across Los Angeles, with most repairs running $850 – $2,400 installed depending on how much decking has to come out. We can usually get a crew to your roof within a few days of the estimate, not weeks. Most Los Angeles homeowners discover the problem after a leak shows up on a ceiling or wall, or when a roofer doing an inspection points out soft spots in the deck before a re-roof. By then, the damage has usually been working quietly for a season or two.
We’re an independent roofing contractor, not affiliated with Atlas, but we install their underlayment lines regularly and keep the common sizes on our trucks.
Which Atlas Models This Applies To
Atlas underlayment doesn’t have model numbers the way a water heater does. What you have is one of their synthetic or felt lines: Atlas Summit 60, Atlas Summit Synthetic, WeatherMaster felt, or the peel-and-stick Atlas WeatherMaster Ice & Water Shield that goes under shingles in valleys and along eaves. The compatibility question is less about “which Atlas model” and more about what’s already on your roof and what your deck will accept. If your original install used Atlas Summit 60 synthetic, you want the same class of synthetic going back on, not a downgrade to 15-pound felt just to save $40 a roll. We see that swap happen all the time in Los Angeles, and it shortens the life of the whole system.
The decking underneath is different. That’s the structural layer: plywood or OSB, usually 1/2-inch or 5/8-inch, and in older Los Angeles homes it’s sometimes 1×6 tongue-and-groove board from the 1970s or earlier. The compatibility gotcha: Atlas Summit 60 synthetic underlayment performs best over a clean, dry, smooth deck. If your deck has old nail heads sticking up, delaminated plywood, or soft spots, the underlayment can’t do its job. You fix the deck first, then the underlayment. Skipping step one is how you end up with the same leak in a different room six months later.
Signs Your Atlas Underlayment & Deck Repair Is Failing
- Water stains on ceilings or walls that spread after rain. This usually means water has already gotten past the underlayment and is soaking through the deck. By the time you see the stain inside, the deck below that spot is likely saturated.
- Shingles that feel spongy or look uneven from the ground. Soft decking under the shingles causes visible sagging. In Los Angeles, we see this most often on older homes where the deck is plywood that’s been exposed to condensation cycles for 20+ years.
- Granules in your gutters every time it rains. Heavy granule loss means the shingle surface is wearing out, but underneath, the underlayment is the last line of defense. If it’s also worn or torn from a bad original install, water is already finding its way in.
- Wrinkled or visible underlayment at the eaves or in attic spaces. Atlas synthetic underlayment should lay flat and taut. Wrinkles, especially along the eave line, suggest it was installed too loosely or that the deck has shifted beneath it.
- A musty, damp attic smell in the summer. Los Angeles heat cooks moisture inside enclosed attics fast. If your attic smells like old wet wood every July and August, you likely have a deck or underlayment problem trapping moisture above the insulation.
Replacement Cost & What’s Included
Here’s what installed Atlas underlayment and deck repair typically runs in Los Angeles, based on what we actually quote on the ground:
- Spot deck repair (one soft area, 4×4 feet or smaller): $300 – $600, including cutting out the bad section, installing new plywood or OSB, and sealing the seams.
- Full deck replacement over a section of roof: $1,200 – $2,800, depending on square footage and whether we’re removing and reinstalling shingles above it.
- Atlas Summit 60 synthetic underlayment installed (new or re-roof): $0.45 – $0.70 per square foot in labor and materials, typical for a standard Los Angeles roof pitch.
- Atlas WeatherMaster Ice & Water Shield in valleys and eaves: $0.80 – $1.10 per square foot installed, higher for steep or cut-up roof lines.
Those numbers include the tear-off of the old material, haul-away, new fasteners, and sealing around penetrations. The biggest cost driver is how much decking has to come out. A roof that looks fine from the curb can have three or four sheets of rotted OSB hiding under the shingles, and that’s where the price climbs. You’ll get the written number before any work starts, and it does not move at the door. Every repair is backed by our 365-Day Done Right Promise: in writing, for one full year, and we come back for free if it fails.
DIY or Call Us?
There are things you can safely check yourself: look in the attic for stains running down the rafters, check for soft spots from the ground after a heavy rain, and keep an eye on shingles that look lifted or curled. That’s good information to have when you call us.
What we don’t recommend doing yourself is peeling back shingles to “take a look” at the underlayment, or walking a roof with a hose trying to find a leak. You’ll do more damage than the original problem, and roof work off a ladder in Los Angeles’s heat is where injuries happen fast. Underlayment and deck repair also involves tearing off and reinstalling shingles, flashing, and sometimes drip edge. If any of that is done slightly wrong, you’ll get the same leak again, just with a fresh layer of material hiding it. Call us at (361) 320-9467 and we’ll give you a straight answer on what’s actually going on up there. Travis Oakley still pulls his own inspections, and he’ll tell you flat-out if a repair is the right call instead of a full replacement.
FAQs
Atlas Summit 60 synthetic underlayment typically lasts 15 – 20 years when installed over a sound deck, which is roughly the same life as the shingle system above it. Los Angeles sun and heat cycles shorten that number on exposed areas before shingles go on, but once covered, the underlayment’s main risk is moisture, not UV.
Small tears around penetrations or along the eave line can usually be patched if the deck underneath is still sound. If the underlayment is worn or torn over a large area, or the deck below it shows water damage, replacing that section is the honest fix. Call (361) 320-9467 for a free estimate and we’ll tell you which one you’re looking at.
Most spot deck repairs and underlayment patches in Los Angeles take one full day from tear-off to clean-up. A full section re-deck with new underlayment and shingle reinstall runs two to three days for a typical roof.
We keep Atlas Summit 60 synthetic and WeatherMaster Ice & Water Shield in common widths on our trucks, along with GAF, Owens Corning, and CertainTeed equivalents when a different spec fits the job better. For full re-roofs, we order exact quantities to match your roof, so there’s no waste and no leftover material cost on your bill. Ask for a written quote before any work starts, and free estimates are always part of the process at (361) 320-9467.
