Tamko Underlayment & Deck Repair: The Los Angeles Owner’s Guide

Tamko underlayment and deck repair in Los Angeles typically runs $450 to $1,400 installed depending on how much decking needs replacement and which Tamko underlayment line your roof carries. We stock Tamko-compatible synthetic underlayments and plywood decking on our trucks, so most repairs get done in a single visit. Most homeowners find out the underlayment failed because water stains show up on a ceiling or along a wall line. By then, the decking underneath has usually been wet long enough to need attention too. That’s the part nobody sees until we pull the shingles back.

Signs Your Tamko Underlayment & Deck Repair Is Failing

Underlayment and decking fail together more often than people think. Water gets past the underlayment, soaks into the plywood or OSB decking, and the problem compounds from there. Here’s what you’ll notice first.

  • Ceiling stains or drips after rain. Water has already made it through the roof surface and the decking. The underlayment has lost its ability to shed water.
  • Soft or spongy spots when walking the roof. Decking that has absorbed moisture loses its structural stiffness. This is a deck repair, not just an underlayment swap.
  • Shingles lifting or curling at the edges. In Los Angeles heat, asphalt shingles bake and the adhesive breaks down. Once they lift, the underlayment beneath is exposed to UV and weather it was never designed to handle alone.
  • Granules collecting in gutters or at downspouts. Shingle wear exposes the underlayment faster. If you’re seeing bare patches on the shingles themselves, the underlayment is next in line to fail.
  • Visible sag between rafters when in the attic. This is decking that has been wet for a while. It won’t hold a nail properly anymore, and it’s a hazard to walk on from above.

Which Tamko Models This Applies To

Tamko makes a few distinct underlayment products, and the replacement decision depends on what’s up there now. The two most common on Los Angeles roofs are Tamko’s synthetic underlayments, sold under names like Tamko TW and AQUAPLUG, and their standard asphalt-saturated felt lines. The older felt products are what we usually find on homes built before the mid-2000s. The synthetic versions are lighter, lay flatter, and hold up better under the Southern California sun.

Here’s the compatibility gotcha: Tamko’s self-adhered underlayment products, like their peel-and-stick ice and water shield lines, are not interchangeable with their standard synthetics. If the original installation used a self-adhered product in the valleys or eaves, replacing it with a basic synthetic creates a weak point. Same goes the other direction, you don’t need a full peel-and-stick layer across an entire roof deck in Los Angeles, and paying for it there is wasted money. The decking itself is usually 1/2-inch CDX plywood or 7/16-inch OSB, but older LA homes sometimes have 1×6 plank decking that needs matching to keep the roof plane flat.

Brennan Roofing is an independent roofing contractor. We install and repair Tamko products, but we aren’t affiliated with Tamko and the manufacturer warranty on any Tamko product belongs to Tamko, not to us.

Replacement Cost & What’s Included

Here are the numbers for Tamko underlayment and deck repair in Los Angeles, based on what we see on homes across the Valley and the Westside.

Scope Typical Installed Range
Underlayment replacement only, small section (up to 200 sq ft) $450 – $800
Underlayment plus 2-4 sheets of decking replacement $800 – $1,100
Full roof deck re-sheet and underlayment (< 1,000 sq ft roof) $1,100 – $1,400

The range depends on how many decking sheets have to come out, whether the roof is walkable or needs staging, and which Tamko underlayment line we’re matching. We put the price in writing before any work starts. No number moves at the door. The labor and materials we install are covered by the 365-Day Done Right Promise, in writing, for one full year. If our repair fails within that period, we come back and make it right at no charge.

DIY or Call Us?

Here’s the honest split on Tamko underlayment and deck repair. You can safely check a few things from inside: any new stains on the ceiling, any soft spots visible from the attic, any daylight coming through the decking. Those tell you the problem is real and roughly where. What you should not do is pull shingles off and walk around on damaged decking. Wet or rotted plywood can give way, and a fall through a roof deck is a serious injury. Roof work on a two-story Los Angeles home without fall protection is not a weekend project.

Underlayment replacement is not a patch job. It means removing the shingles, cutting out the bad decking, installing new decking that matches the existing thickness, then laying the underlayment correctly with the right overlaps and fasteners. Get that sequence wrong and the new shingles won’t lay flat. If you’re seeing any of the signs above, call (361) 320-9467 and we’ll put eyes on it.
