  • Boral Concrete Tile, Mission and Flat profile: cracked barrel caps along the ridge line. The cap tiles take the worst of LA’s sun exposure while the underlayment beneath them shrinks at a different rate. Cap tiles crack when the wood framing moves, and we see it constantly from Sherman Oaks to Long Beach. The fix is removing the cracked cap, inspecting the underlayment seam beneath it, and setting new caps on a fresh mortar bed. If we catch it before water gets under the cap field, the repair is usually $250 to $600. If it’s been leaking for a season, the decking repair adds more.
  • Boral Steel, the Stone-Coated Panel line: granule loss at the cut edges around valley flashing. This is the Boral failure mode most owners miss because it looks like normal wear. The stone coating erodes where a panel was cut to meet a valley, and that exposed steel starts pitting once LA’s morning marine layer settles on it. We check every cut edge during a Boral inspection, because that’s where rust starts years before it shows on the field of the roof. Fixing it early means edge treatment and resealing; catching it late means panel replacement.
  • Boral Flat Tile: broken tiles above chimney crickets and skylight curbs. When a roofer steps knees-first on a flat tile, it flexes and snaps. The tiles above skylights and crickets take the most foot traffic, and we regularly find previous contractors replaced the visible broken tile but left the cracked one underneath. In Los Angeles, where patios and decks give a view of the roof below the ridge, we’ll document every tile we find and photograph the ones we remove.
  • Boral Slate (synthetic, installed before 2015): fading that goes past cosmetic and into brittleness. Early synthetic slate Boral sold in Southern California didn’t have the UV stabilizers the newer stock carries. About 12 to 15 years in, those tiles stop just fading and start cracking at the nail line. If we find pre-2015 synthetic slate that’s reached this stage, we’ll tell you plainly whether spot replacement makes sense or whether you’re looking at a broader reroof. We don’t push a replacement when the tile still has life.
  • Underlayment rot hiding behind Boral tile in LA’s older canyon neighborhoods. Look, the tile is usually not the problem. The felt or synthetic underlayment below it is.
