Boral Underlayment & Deck Repair: The Los Angeles Owner’s Guide

Boral underlayment and deck repair in Los Angeles typically runs $450 to $1,400 depending on how many sheets we’re replacing, how much of the deck has rotted through, and whether we’re working on a flat or sloped section. We stock Boral-compatible 4×8 and 4×4 decking panels on our trucks, and most underlayment repairs are done same-day once we’re on the roof. Which Boral Models This Applies To

Boral’s decking and underlayment lines break into two groups: the older California-series panels (mostly 4×8 sheets, tongue-and-groove, cementitious) and the newer TruExterior and DensDeck-compatible profiles. The deck panel is the structural layer the roofing material sits on; the underlayment is the weatherproof membrane between the deck and the finish surface. We work on both.

Here’s the compatibility gotcha most people don’t know: Boral panels are manufactured to fire-rated assembly specs, and the fastener pattern matters. If a previous roofer zipped screws in at the wrong spacing or used the wrong length, the panel loses its uplift rating even though it looks fine from the outside. You can’t always see that until we pull a section. As for OEM versus aftermarket: for Boral underlayment, we recommend staying with Boral or a rated equivalent like DensDeck or a high-density gypsum deck because mixing off-brand panels voids the tested assembly rating. For sheet deck repair on a smaller section, a 4×4 Boral panel cuts clean and we can match the existing thickness without re-decking the whole roof.

If you can get to the edge of your roof or into the attic, look for the printed label on the panel edge or the stamp on the underlayment roll. That tells us the series and thickness. If you can’t, we’ll identify it on site.

Signs Your Boral Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls, especially after a heavy rain. This usually means the underlayment has torn or pulled away at a seam, and water is getting through to the deck. In Los Angeles, long dry spells hide this because the leak only shows when it actually rains.
  • Soft spots or visible sag between rafters. Boral deck panels absorb moisture over time if the underlayment fails. Once the panel gets spongy, it’s past the point of a patch – it needs to come out.
  • Crumbling or powdery deck edges in the attic. Cementitious panels break down from the bottom when moisture is trapped. If you can touch the underside of the deck from your attic and it crumbles like dry chalk, that panel is done.
  • Fasteners backing out or rust streaks near screws. Wrong-length or corroded fasteners lose grip on Boral panels. We see this most often on older installs where the original crew didn’t follow Boral’s fastener spec.
  • Tile or shingle lifting at the edges of a low-slope section. Los Angeles sun bakes flat roofs, and when the underlayment shrinks or splits, the finish material starts to curl. The deck underneath is usually fine, but the longer it’s exposed, the more deck repair you’re buying.

DIY or Call Us?

Here’s the honest split. You can safely check your attic for visible water staining, feel for soft spots in the deck from below, and look at your roof edges for curling material. Those are good homeowner checks. What you shouldn’t do is pull up roofing material and start cutting into a Boral deck panel yourself. The panels are heavy, they’re structural, and cutting into one without knowing what’s underneath – wiring, plumbing venting, or worse, a fire-rated assembly you’re about to compromise – is how good roofs become dangerous roofs.
