Proper fastening pattern and wind-rated installation matter more here than in most of Southern California.
  • Nail pops and uneven decks over old skip sheathing: A lot of Ontario’s 1950s through 1970s tract homes sit on original 1×6 skip sheathing. GAF shingles nailed over that deck don’t seat evenly. Nails miss solid wood, shingles bridge the gaps, and the roof fails early. Current code requires a redeck before a proper GAF re-roof.
  • Heat buildup from minimal attic ventilation: Mid-century Ontario homes were built with older ventilation designs and minimal insulation. Heat trapped under a GAF roof cooks the mat and backing from below. GAF’s limited warranty excludes ventilation-related damage, so this is a real cost risk for owners who skip the vent work.
  • Leaks from aging flashing at penetrations and valleys: We see this across every Ontario neighborhood. Original galvanized flashing at chimney bases, plumbing stacks, and valleys corrodes in the inland heat cycle. The shingles above it can be fine while the flashing fails, which is why a proper repair starts at the penetration, not the shingle surface.

Here’s the fact most generic GAF pages never mention, and it changes the math for a huge number of Ontario homeowners. The original wood shake roofs on many 1950s through 1970s tract homes sit on 1×6 skip sheathing, boards spaced apart rather than a solid deck. That was acceptable when those shakes went on. It does not meet current code for a GAF shingle re-roof. If a roofer offers to nail GAF Timberline over that old deck to save you the redeck cost, they’re cutting a corner that will put uneven fastening, nail pops, and eventual shingle failure into your new roof. We were called to a 1962 tract home near the 60 Freeway corridor where a previous roofer had done exactly that, nailed a GAF Timberline HDZ system over failing skip sheathing. During a Santa Ana wind event, shingles blew off the rake and ridge because the fasteners weren’t hitting solid wood. We tore off the shakes, redecked the entire roof with 7/16-inch OSB, and installed a new GAF Timberline HDZ system with enhanced wind fastening and ridge venting to meet the local 110 mph uplift requirement. The homeowner spent more than they would have doing it right the first time. We’d rather tell you that before you sign anything.
